Fire door inspections
A fire door only protects the people behind it if the whole doorset works — leaf, frame, gaps, seals, hinges, closer, glazing and signage. We inspect each door in place, photograph what we find, and give you a report that says exactly what to fix and in what order.
Who this is for
- Managing agents and responsible persons for residential blocks
- Housing providers and portfolio landlords
- HMO operators
- Business and commercial premises managers
What the inspection covers
- Door-by-door inspection of the leaf, frame and operation
- Gap measurement against recognised tolerances
- Intumescent strips, smoke seals, hinges, closers and glazing checks
- Signage and self-closing performance
- Photographic evidence for every door inspected
- Risk-graded defects with recommended remedial actions
What it does not include
Stated up front, so there are no surprises.
- Remedial joinery or repair works — our job is the honest inspection; remediation is quoted separately so the findings stay independent
- A full fire risk assessment of the premises — fire doors are one part of wider fire precautions
- Certification of doorsets — we report condition; we do not manufacture or certify doors
What you receive
- A per-door record with photographs and findings
- Defects graded by risk so the urgent items stand out
- A recommended action and suggested responsible party for each defect
- An office-reviewed report issued under a unique report number
What we'll ask you
Having these to hand makes your quotation quick and accurate.
- The building address and how many doors need inspecting (an estimate is fine)
- Whether the doors are communal, flat entrance doors, or both
- The building's height or number of storeys and its use
- Access arrangements — concierge, keys, tenant appointments
When we find defects
Every failed check needs a risk level and a remedial recommendation before our inspectors can complete the inspection — the report cannot leave a defect unexplained. Every defect carries a risk grade and remedial timescale in the report, so the urgent items stand out.
Pricing and coverage
Quoted per visit based on the number of doors and access arrangements. Portfolio and recurring programmes are priced on request.
We serve residential and commercial properties across London.
Legal context: in England, the Fire Safety (England) Regulations 2022 require responsible persons of multi-occupied residential buildings over 11 metres to check fire doors in communal areas at least every 3 months, and to use best endeavours to check flat entrance doors at least every 12 months. Those specific intervals apply to those buildings — for other premises, fire door condition forms part of your general fire safety duties. We will tell you plainly which applies to your building.
